Chuan Park – Rejuvenation in Established Residential Estate

Chuan Park, a new launch development, is expected to be available for the Early Birds Preview in the last quarter of 2024 as planned. This project sits on an enbloc site formerly also named Chuan Park. This enbloc development originally completed in 1984, consisting of 444 residential units and 2 commercial units. The collective sale of the previous development was finalized at $890 million, with the sale order granted on May 26, 2023. The new development will be undertaken by Chuan Park Development Pte Ltd. It is a joint venture between Kingsford Hurray Development and MCC Land.

Site History

The upcoming new development, Sora condo is an enbloc site jointly tendered by three private developers on 28 July 2022. CEL Development together with Sing-Haiyi Pearl Pte Ltd and TK 189 Development Pte Ltd.

This marks the third enbloc attempt by previous residents since 2018. The site formerly belonged to Park View Mansion, with the land lease starting in 1976. Including the premium difference and the lease topped up to a fresh 99 years, the enbloc tender price is $260 million. URA Harmonisation New Floor Area Definition for New Launches

Commencing 1st June 2023, a uniform definition for floor area will be implemented following consultations with four key industry government agencies. These agencies include representatives from URA, SLA, BCA, and SCDF.

The standardized floor areas will be measured to the midpoint of the walls, encompassing all strata areas as part of the Gross Floor Area (GFA). Notably, void areas will be excluded from the calculation of strata areas.

All development applications from 1st June 2023, onward and Government Land Sales (GLS) launched after 1st September 2022, will adhere to this updated standard. Lentor Mansion will be the pioneering new launch adopting this standardized calculation.

Prospective buyers of subsequent new launches will observe slight variations in median price per square foot (psf) across typical bedroom sizes. The use of new strata areas to calculate per-square-foot prices might result in different usual values from previous trend. However, buyers in the future will be paying only the true value for net usable spaces.

Given that void areas are excluded from strata areas, developers face a reduction in salable areas, potentially impacting the number of bidders for new sites. This situation is particularly significant amid economic uncertainties and rising costs.

Getting Lentor Hills Estate Ready for Transformation

Seletar Aerospace Park and Seletar Regional Centre

With aerospace activity spaces reaching capacity in Loyang and Changi North, plans are underway to revitalize the surroundings of Seletar Airport. JTC Corporation aims to transform the currently tranquil area into a major aerospace hub. The upcoming Seletar Aerospace Hub will feature an expanded airport capable of handling larger aircraft, fostering increased employment opportunities from leading aerospace multinational companies and contributing to the rapid growth of Singapore’s aerospace industry.

New Connecting Roads & Links

Additional exits are being constructed along the Tampines Expressway (TPE) at Seletar Link, leading into the future Seletar Regional Centre. New connecting roads from Seletar Link to Sengkang West and Punggol Central are in development. Furthermore, a new semi-expressway is planned to connect travelers from the future Seletar Regional Centre to the Punggol Digital District.

Improved Transport Network Connectivity

The North-South Corridor (NSC), also known as the North-South Expressway (NSE) previously, is anticipated to open gradually starting from 2027. Functioning as a multi-modal transportation link, it connects the North region to the City. The corridor facilitates connectivity to areas like Sembawang, Ang Mo Kio and Rochor. It is to address current congestion issues and support new developments along this vital connection.

Thomson-East Coast Line MRT

In 2024, Stage 4 (TEL 4) of the Thomson-East Coast Line (TEL) will complement the previously completed three stages, providing convenient travel to the eastern part of Singapore, including destinations like Tanjong Rhu, Marine Parade, and Bayshore.
