Lentor Hills Estate has been a dynamic and emerging township in recent years. It features new launch developments from Government Land Sales (GLS). In 2024, 2 to 3 new launches, including Lentor Mansion are available for preview. This marks GuocoLand’s third project following the successful launches for Lentor Modern and Lentor Hills Residences. Building upon past experiences and positive sales results, GuocoLand is poised to introduce another luxury development to the new estate.
Lentor Mansion stands prominently along Lentor Gardens Road on a site with a 2.1 plot ratio. Awarded to GuocoLand (Singapore) Pte Ltd and Intrepid Investment Pte Ltd on 13 April 2023, this Government Land site was secured at a land tender price of $985 per square foot per plot ratio (psf ppr). This land site occupies approximately 21,867 sqm, it is the largest land plot among the 11 Lentor GLS sites. Lentor Mansion launch is set for around March 2024.
URA Harmonisation New Floor Area Definition for New Launches
Commencing 1st June 2023, a uniform definition for floor area will be implemented following consultations with four key industry government agencies. These agencies include representatives from URA, SLA, BCA, and SCDF.
The standardized floor areas will be measured to the midpoint of the walls, encompassing all strata areas as part of the Gross Floor Area (GFA). Notably, void areas will be excluded from the calculation of strata areas.
All development applications from 1st June 2023, onward and Government Land Sales (GLS) launched after 1st September 2022, will adhere to this updated standard. Lentor Mansion will be the pioneering new launch adopting this standardized calculation.
Prospective buyers of subsequent new launches will observe slight variations in median price per square foot (psf) across typical bedroom sizes. The use of new strata areas to calculate per-square-foot prices might result in different usual values from previous trend. However, buyers in the future will be paying only the true value for net usable spaces.
Given that void areas are excluded from strata areas, developers face a reduction in salable areas, potentially impacting the number of bidders for new sites. This situation is particularly significant amid economic uncertainties and rising costs.

Seletar Aerospace Park and Seletar Regional Centre
With aerospace activity spaces reaching capacity in Loyang and Changi North, plans are underway to revitalize the surroundings of Seletar Airport. JTC Corporation aims to transform the currently tranquil area into a major aerospace hub. The upcoming Seletar Aerospace Hub will feature an expanded airport capable of handling larger aircraft, fostering increased employment opportunities from leading aerospace multinational companies and contributing to the rapid growth of Singapore’s aerospace industry.
The Seletar Regional Centre is slated to become the latest regional center in the northeast of Singapore. Envisioned to be twice the size of Tampines Regional Centre, it plays a key role in the North Coast Innovation Corridor and Woodlands Regional Centre.
New Connecting Roads & Links
As part of the Land Transport Master Plan 2040, a new proposed line is currently undergoing feasibility studies to address the anticipated increase in traffic demand from the north and northeast regions of Singapore. This new rail line aims to provide service to areas currently lacking direct access to the train network. Potential beneficiaries include Sengkang, Serangoon North, Whampoa, and the Greater Southern Waterfront.
Additional exits are being constructed along the Tampines Expressway (TPE) at Seletar Link, leading into the future Seletar Regional Centre. New connecting roads from Seletar Link to Sengkang West and Punggol Central are in development. Furthermore, a new semi-expressway is planned to connect travelers from the future Seletar Regional Centre to the Punggol Digital District.
Improved Transport Network Connectivity
The North-South Corridor (NSC), also known as the North-South Expressway (NSE) previously, is anticipated to open gradually starting from 2027. Functioning as a multi-modal transportation link, it connects the North region to the City. The corridor facilitates connectivity to areas like Sembawang, Ang Mo Kio and Rochor. It is to address current congestion issues and support new developments along this vital connection.
Thomson-East Coast Line MRT
In 2024, Stage 4 (TEL 4) of the Thomson-East Coast Line (TEL) will complement the previously completed three stages, providing convenient travel to the eastern part of Singapore, including destinations like Tanjong Rhu, Marine Parade, and Bayshore. Lentor Mansion is strategically situated, offering easy access with just a 5-minute walk via a covered linkway to Lentor MRT (TEL 2).
Educational Institutions
In addition to the childcare center within Lentor Mansion, there are also three educational institutes within a 1 to 2km radius. Both Anderson Primary and CHIJ St Nicholas Girls’ School are located within 1km, offering enhanced enrollment priority.

Design Concept
Lentor Mansion is poised to feature a distinctive design setting it apart from other new launches in Lentor. Surrounded by future green fingers and the upcoming hillock park, the architectural masterpiece is crafted to make a bold statement. Opting for a majority wall-windows design, it enhances open views, promotes cross-ventilation and allows ample natural light. The aesthetic embraces warm brown tones complemented by dark grey ledges, infusing character into the development’s facade and enriching the neighborhood.
The six residential blocks are strategically arranged at varying heights along Lentor Gardens Road. It is to provide unobstructed views of Hillock Park. The trio of taller residential blocks stands at an impressive 16 storeys, while the remaining three shorter blocks are at 8 storey. Residents on the sky terraces of the taller blocks, at level 9, can relish in panoramic views of Lentor Hills Estate.
In a nod to architectural diversity, a heritage-inspired entrance featuring a black and white bungalow concept was incorporated. This mock-Tudor style entrance pays homage to Singapore’s colonial heritage, mirroring the charm of Lentor Mansion’s clubhouse.
Facilities
The Lentor Mansion‘s clubhouse, named The Mansion, boasts a black and white theme. It features a second floor supported by classical columns, creating an open ground and a grand entrance drop-off. The Verandah on the second floor offers residents open spaces adjacent to indoor function rooms. It will be connected to the central activity space housing the gymnasium, lap pool, and pavilions. The primary indoor function rooms include the Lentor Room and Drawing Room, which can be combined for larger gatherings.
Lentor Mansion comprises a total of 533 residential units and an approximately 600 sqm early childhood development centre accommodating up to 120 persons. The projected completion for Lentor Mansion is estimated to be in the second quarter of 2028.
Basement parking is available for both combustion cars and bicycles. Additionally, the development allocates 5 electric vehicle charging lots. Early Childhood Development Centre will comes with 2 separate parking space lot at basement 1. The available bedroom layouts range from 2 to 5 bedrooms, all efficiently designed. Each individual block is equipped with 2 residential lifts, and secure access card control is implemented for residential level access.
Throughout the development, natural elements such as water bodies and plants are thoughtfully integrated to enhance the overall living experience in Lentor Mansion. This includes creating private spaces between blocks and promoting a nature-centric lifestyle. Primary facilities are situated on the 1st storey, with additional amenities located on the 9th storey in the taller blocks’ sky terraces. There are side gates that lead directly to Lentor MRT and future Hillock Park. To enhance waste handling efficiency, the development employs a pneumatic waste refuse system for residents.
