One Marina Gardens – Live Above It All in Style

First Residential Development in the New Marina South Precinct

One Marina Gardens is set to be the first residential project launched in the new developing Marina South precinct. This new launch development occupies a prominent Government Land Sales (GLS) site, which was released under the confirmed list in the second half of 2022. The site was successfully acquired by Kingsford Group in June 2023 at an estimated price of $1,402 per square foot per plot ratio (psf ppr).

As the first residential plot released in this emerging district, the new condo project attracted significant market interest. The Urban Redevelopment Authority (URA) has earmarked four additional residential with commercial GLS sites along the same stretch. Along with several other “white sites” within the Marina South planning area for future land sales under the Government’s master plan.

One Marina Gardens – Location Plan

A Dream Address

One Marina Gardens is located along Marina Garden Lane, occupying a land area of approximately 12,245.1 square meters. It is roughly equivalent to the size of two football fields. This new launch site sits adjacent to Gardens by the Bay. It offers unparalleled panoramic views of Marina Reservoir, the Singapore Strait and the iconic Gardens by the Bay itself.

With a planned building height of up to 163 meters, One Marina Gardens will stand out as a striking new addition to Singapore’s coastal skyline upon completion. It will set a new benchmark for luxurious waterfront living with an extraordinary residential address to call home in the vibrant Marina South precinct.

A New Neighborhood in Transformation

As the first residential development in Marina South, One Marina Gardens gives residents the rare opportunity to witness and be part of the transformation of a brand-new city district. According to the URA 2013 Master Plan, Marina South is envisioned as a mixed-use, car-lite neighborhood adjacent to Singapore’s Central Business District (CBD) and Marina Bay.

Designed as a model for future city living, this precinct will offer seamless access to offices, retail spaces, public transport, amenities and hotels—all within a 10-minute walk. The area will feature pedestrian-friendly malls, tree-lined streets, and an extensive cycling network. Strict building height and setback regulations will be implemented to ensure attractive, shaded walkways and lush landscaped streetscapes.

A new 800-meter-long underground pedestrian network will also be developed, providing sheltered connectivity between Marina South new launches and nearby MRT stations (Gardens by the Bay and Marina South). Key junctions along this network will be equipped with lifts and escalators to enhance accessibility and convenience.

Growing Residential Population

As part of the ongoing effort to increase the residential population around the Central Business District (CBD) and inject greater vibrancy into the Marina Bay area, more public spaces and both private and public housing developments are being allocated. Flats built in Marina South are likely to fall under the Prime Location Public Housing (PLH) model.

This potentially presents a rare opportunity to international architects to design public housing on prime city land, while also showcasing their architectural innovation and building their global portfolios. Possibly creating another iconic public housing landmark in Singapore.

Homebuyers and investors are expected to closely monitor these new launches. As its a rare opportunity to secure a unit in such a highly sought-after location. Given Marina South’s proximity to the city centre and anticipated high demand, a smaller proportion of land is expected to be allocated for residential use. It will make ownership even more exclusive. Additionally, rental demand is likely to be strong, particularly among expatriates working nearby, further boosting the area’s appeal.

In this coveted District 1, the last major private condo developments were V on Shenton (341 units) and Marina One Residences (1,042 units), which offered a mix of 1- to 4-bedroom apartments. The most recent Government Land Sales (GLS) tender in District 1 was for W Residences at Marina View. This was a reserve list site that was successfully triggered and awarded to the sole bidder, Malaysia’s IOI Properties Group, in September 2021.

Revitalizing the City Centre

With government initiatives such as the Central Business District Incentive (CBDI) and Strategic Development Incentive (SDI), efforts to rejuvenate the CBD have gained strong momentum. These schemes have encouraged developers and building owners to explore the redevelopment of older sites and aging buildings.

Several proposals have already received in-principle approval, with some projects currently under construction. Notable examples include Skywaters Residences (formerly AXA Tower) and the upcoming Newport Residences (formerly Fuji Xerox Tower), both of which are being redeveloped under the CBDI framework.

Quality Development & Design Standards

This new condo development has been thoughtfully designed to harmonize with Singapore’s iconic skyline. Every detail—inside and out—reflects a commitment to quality. The twin towers feature a modern tropical architectural style, characterized by overhangs and clean linear elements across the façade. Atop both towers, distinctive beacons have been designed to light up the night sky, becoming new visual landmarks in the Marina South precinct.

The lush landscaping within One Marina Gardens creates a seamless continuation of greenery from Gardens by the Bay. Blending nature with architecture and enhancing the overall livability of the space.

Energy Efficiency & Sustainability

All new launch developments in Marina South are required to meet the Building and Construction Authority’s (BCA) Green Mark Super Low Energy (SLE) standards as a baseline. Developers are strongly encouraged to exceed these minimum requirements by implementing advanced energy-saving measures. Over time, this will lead to reduced energy consumption and substantial cost savings for both building owners and residents.

One Marina Gardens has been designed to optimize sustainability. The site layout takes full advantage of prevailing wind flows, enhancing natural cross-ventilation throughout the development. Skyrise greenery, including sky terraces and landscaped façades, has been integrated to reduce solar heat gain and improve environmental performance.

Additionally, the adoption of a centralized chilled water cooling system enhances energy efficiency compared to traditional split-unit air conditioning. A mixed-use development like One Marina Gardens benefits from the ability to balance cooling demand—with commercial spaces requiring cooling during the day and residential units primarily at night—maximizing the system’s overall efficiency.

The development features three residential side gates positioned around the perimeter, providing added convenience and privacy. All lift lobbies and side gates are equipped with facial recognition systems to ensure secure and seamless access for residents.

The Orie – Magnificent Living in Toa Payoh

New Launch Condo in Toa Payoh Heartland

With the upcoming new launches in Singapore, you cannot afford to overlook this upcoming new launch at Toa Payoh Lorong 1, The Orie. It is under the Government Land Sales (GLS) Programme confirmed list for the second half of 2023. This land plot is earmarked by URA for private residential development and is poised to attract significant attention in new launches 2025. It aligns with the government’s intensified supply strategy to meet the rising demand, contributing to a total supply of 9,250 units in 2023— the highest in a decade.

Supply and Pent-Up Demand for New Launches

Toa Payoh Town is in District 12 under the Rest of Central Region (RCR) of Singapore. A mature and well-established township with readily available amenities, transportation and many well-known schools. It has experienced limited new condo launches in this heartland area for the past 20 years.

The last recent private residential development in Toa Payoh was Gem Residences, launched in 2016. GEM Residences saw substantial sales on its Preview launch day at an average price of $1,3xxpsf to $1,4xxpsf. About 50% of the development was sold out in a single day. Notably, Gem Residences introduced the rare TRIO units (Triple-key) layout, setting it apart from the more common dual-key units. The development was fully sold out and obtained its TOP in early 2020. Recent resale transactions indicate profitable prices, averaging around $1,8xxpsf – $1,9xxpsf.

Potential Pool of Upgraders and Investors

In 2023 and 2024, the public housing resale market has experienced a surge in transactions surpassing $1 million. Totalling 421 cases in 2023 and 944 cases for the first 11 months of 2024. This exceeds the 369 cases recorded in 2022. Toa Payoh Town follows closely with 124 cases, second only to Kallang/ Whampoa 148 cases, for the first 11 months of 2024.

Despite the uniform quality and well-planned layouts of all public HDB flats across Singapore island, those situated in prime locations like Toa Payoh mature town command higher prices and enjoy strong demand. This is evident in the notable resale prices and suggests a trend of potential buyers seeking profitable upgrades within Toa Payoh.

With the new classification of HDB flats into Standard, Plus, and Prime models, in second half 2024, it makes investing in private residential new launches with future selling flexibility a favourable consideration. As these new classification comes with stricter criteria and resale conditions.

The Orie – Location Plan

The Orie new launch site spans approximately 15,743.0sqm, featuring a building plot ratio of 4.2. It can construct to 777 residential units of 40-storey high buildings. Positioned strategically in the Braddell subzone of the Toa Payoh Area, it sits at the T-Junction of Toa Payoh Lorong 1 & Lorong 4. Residents will access the development through the main grand arrival entrance on Toa Payoh Lorong 1, leading into the condo to the resident parking lots.

A side pedestrian gate facilitates easy access to a relocated public bus stop, offering four service routes: Bus 59, 129, 231 & 232. The proximity of the bus stop to the side gate benefits the new condo residents. Braddell underground MRT station just a 5-minute stroll away and it directly reach Orchard and the Central Business District within 10-15 minutes.

Its bold, distinctive angled ledges and elegant vertical fins create a striking modern silhouette in the heart of Toa Payoh. This unique architectural theme seamlessly balances functionality and aesthetics, making it a standout feature of this new launch.

Crafted Facilities for All

A reimagined modern Dragon Playland has been crafted to deliver a playful and nostalgic experience, paying homage to the iconic dragon playground of Toa Payoh. Additionally, the pet-friendly corner within the Play Garden Zone creates a welcoming environment where residents of all generations can bond and enjoy quality time together.

The three side gates along the perimeter of the Orie development provide residents with convenient access, allowing for shorter walking times to their destinations. Whether heading to public transport for work or school, or visiting nearby amenities for daily needs, these gates enhance connectivity.

The development features a total of 777 residential units, starting from the 2nd level. Unit types range from 1-Bedroom with Study to 5-Bedroom layouts, catering to diverse lifestyle needs. All units are north-south oriented, with most kitchens designed to be easily enclosed using optional sliding panels or doors. The dual-key layout, available exclusively in the 3-Bedroom units of Stack 03, is expected to generate strong interest.

Preparing for the Future

Each unit in The Orie is equipped with smart home controls, enabling future-ready living that can be managed remotely through a mobile application. Start your day seamlessly with weather updates, traffic forecasts, and the latest news via the Google Home app. Additionally, simple lock alerts for the main gate and door, whether opened or closed, provide peace of mind and make daily life more convenient.

The Orie has been awarded the prestigious BCA Green Mark Platinum Super Low Energy (SLE) Certification for its sustainable design. Energy efficiency is prioritized with advanced air-conditioning systems in all units and motion sensor-activated LED lighting in common areas. Sanitary fittings are thoughtfully selected to promote water efficiency and reduce costs for each household.

Renowned Developers Collaboration

This new launch condo is a collaborative project from reputable developers City Developments Limited, Fraser Property, and Sekisui House. The land plot attracted three competitive bids in Nov 2023, with the highest bid reached $1,360psf ppr. It marked an impressive 18% increase over the second-highest bid. Despite the limited number of bids, the developers express unwavering confidence in the strong support this new launch condo. Expecting strong support from upgraders in the town estate and the remarkable land site. It is shown from the tender price which is approximately 80% higher than the last developed condo, Gem Residences site’s tender in 2015.

Norwood Grand – Location Map

Norwood Grand is located at 2, 6, 8, and 10 Champions Way, occupying approximately 14,433.5 sqm of land. Strategically situated beside Woodlands South MRT station in northern Singapore. This development is part of the Government Land Sales (GLS) Programme’s confirmed list for the first half of 2023. The land attracted significant interest and was tendered on 12 September 2023, receiving six bids in total. City Developments Limited (CDL) secured the plot with a top bid of $294.889 million, translating to $904 per square foot per plot ratio (psf ppr).

Market observers anticipate strong demand for new launches in this region, driven by years of pent-up interest.

Woodlands Regional Centre in Transformation

Located in northern Singapore, Woodlands has been home to many residential public housing developments since the 1970s. The Johor-Singapore Causeway, the first land connection established in 1928, facilitates easier travel to neighboring Malaysia, a route that was complemented by the opening of the Tuas Second Link in 1998.

Over the past decades, the population in Woodlands has increased, leading to the development of more amenities. This includes retail outlets, civic centers, educational institutions, commercial offices, and transportation networks to support future growth.

As part of the URA Master Plan, Woodlands is envisioned to become the largest economic hub in northern Singapore. The transformation of this regional center is set to occur over the next 15 years. With government introduced developable land for business, research and development, learning and innovation and industrial purposes. As this transformation unfolds, new business ventures and employment opportunities will gradually emerge.

New Woodlands Health Campus

Woodlands Health Campus is a newly opened integrated acute and community hospital, set to begin operations in December 2023. This 7.66-hectare facility is designed to provide medical and emergency assistance closer to the northern region of Singapore. To address the needs of an increasing and aging population. The campus will include not only an emergency department and acute wards but also step-down care services.

The step-down care services available comprise specialist outpatient clinics, rehabilitation facilities, and pharmacy services. All are seamlessly connected to the main medical building. Additionally, long-term care options such as a nursing home and an elder care center are housed within the long-term care tower.

With the opening of this new campus, numerous job and business opportunities will be created. Residents in the northern region will benefit from reduced travel times, as their workplaces will be closer to home. For residents of the newly launched Norwood Grand, the hospital is just a short stroll away or a 2 to 3 bus stop distance, making access incredibly convenient.

Northern Agri-Tech and Food Corridor

New technologies and innovations are poised to create new opportunities in Singapore’s north. The Northern Agri-Tech and Food Corridor comprises well-connected high-tech farms in Lim Chu Kang, the future Agri-Food Innovation Park, Woodlands Regional Centre, and Senoko Food Zone. The established industrial estates in Woodlands, Senoko, and Sungei Kadut will further enhance business opportunities, solidifying the region’s position as a key commercial center. Residents in the north, including those at Norwood Grand, will benefit from new jobs created closer to home.

Education Institutions

Norwood Grand is ideally located near a range of educational institutions, making it perfect for families with school-going children. For parents seeking priority enrollment for Primary One, proximity to schools is key. Within 1km from Norwood Grand, there are five primary schools which include Innova Primary School which is right at its doorstep. The other nearby schools, such as Woodgrove Primary, Si Ling Primary, Woodlands Primary and Woodlands Ring Primary, are also easily accessible.

For secondary education, Christ Church Secondary, Woodgrove Secondary, and the Singapore Sports School are just a short walk away. Republic Polytechnic is conveniently located two MRT stops from Norwood Grand at Woodlands North station. The newly upgraded Yishun Innova Junior College which is expected to be ready by 2028, is only a bus stop away.

Surrounding Amenities

Causeway Point, one of Singapore’s largest suburban malls, has been a popular shopping destination since it opened in 1999. It offers a wide variety of retail stores, restaurants, groceries, and even a cinema, making it a favorite for residents in the north. Conveniently connected to the Woodlands MRT station, which is just one MRT stop away from Norwood Grand residents to enjoy a full day of shopping and entertainment.

For those seeking convenience closer to home, Vista Point is within walking distance of Norwood Grand. This two-storey neighborhood center offers essential services, groceries, and dining options, providing easy access to daily necessities.

Singapore Turf Club Plan

With the historic Singapore Turf Club in Kranji nearing the end of its land lease, the government will conduct a detailed study on the site for potential redevelopment. This valuable 120 hectares of land holds significant potential for new developments that align with Singapore’s northern region plans. The newly available spaces will be utilized for housing, recreation, leisure, and other purposes to meet the needs of the northern community. This development will undoubtedly enhance the area around Woodlands Town and elevate housing values.

Seamless Connectivity

Thomson-East Coast Line MRT (TEL)

Norwood Grand is a short walk from Woodlands South MRT station (Exit 1), which operates on the Thomson-East Coast Line (TEL). The station’s entrances are located on both sides of Woodlands Avenue 1. Residents will enjoy direct access to key downtown areas via this MRT line, with convenient stops at Orchard, Great World, Shenton Way and Gardens by the Bay. The newly added stations offer greater connectivity to Singapore’s eastern regions. It includes Bayshore, Marine Parade and Tanjong Katong.

Johor Bahru-Singapore Rapid Transit System (RTS)

The upcoming RTS link will enhance connectivity between Singapore and Johor Bahru, Malaysia, bringing significant social and economic benefits when it becomes fully operational around 2026. As of May 2024, the project was approximately 80% complete. This 4km light rail transit shuttle will connect Woodlands North Station (TEL) to Bukit Chagar Station in Johor Bahru. It can serve 10,000 commuters per hour in each direction during peak periods. This is a highly anticipated milestone between the two countries, marking a crucial infrastructure achievement.

Residents of Norwood Grand will be just two Thomson-East Coast Line (TEL) stations away from Woodlands North, making cross-border travel to Malaysia quick and convenient. This strategic location not only makes Norwood Grand an attractive residence but also a great option for rental, particularly for those who frequently travel between Singapore and Malaysia.

Expressways and Major Connecting Roads

Residents of Norwood Grand can easily connect to other parts of Singapore via Woodlands Ave 1, which links directly to the Seletar Expressway just around the corner. The Bukit Timah Expressway (BKE) is also accessible within minutes from the SLE or along Woodlands Ave 3. Additionally, traveling to Malaysia is convenient, with the Woodlands Checkpoint located nearby.

The Landmark is a new development situated among the significant landmarks of Singapore. Perched on Pearl’s Hill City Park, this 160-meter-tall building will overlook the city center of Singapore. Offering picturesque views of the park and the beautiful Singapore River. Upon completion, it will be one of the new landmarks defining the city skyline. This building occupies only approximately 40% of the entire development site, spanning about 0.67 hectares (approximately equivalent to 1.3 football fields). The remaining 60% of the site features attractive landscaping and communal facilities for residents.

Located along Chin Swee Road, The Landmark is in a prime location in District 03 of Singapore. In the heart of the city center, it is surrounded by heritage, business, cultural, and recreational amenities. Residents of this exclusive 396-unit development are poised to witness and partake in many of Singapore’s growth milestones.

Patients will find their healthcare requirements easily accessible. The campus will be seamlessly integrated, with interconnected buildings that also support research and education, enhancing the overall quality of healthcare for each patient.

New pathways, roads, and improved signage will provide more comfortable and secure connectivity for patients and caregivers. Enhanced public transportation links will offer more direct and convenient access, accommodating the anticipated high patient volume.

The establishment of Singapore’s largest medical campus will create new job opportunities, attracting both local and foreign talent to this growing area.

Rejuvenation of Central Business District (CBD)

The Landmark is located in the Central area of Singapore, home to the city’s primary global business and financial hubs. The government has indicated plans to rejuvenate this area, making it even more vibrant by incorporating more mixed-use streets and developments.

More living options and 24/7 lifestyle amenities are in the pipeline. Enhanced sheltered connections to public transportation, new park connectors, cycling paths, and pedestrian linkways will be created. It is to provide a more appealing environment for living and working.

Tembusu Grand New Launch 2023
Location Map

Situated on the city fringe of Singapore, Tembusu Grand is strategically located near significant long-term development plans. Including the transformation of Paya Lebar Airbase, Kampong Bugis and reclamation plans along East Coast Park. These factors make it an attractive choice for investors with mid to long-term investment plans.

Upon the relocation of Paya Lebar Airbase starting from 2030, it will lead to lifted height restrictions. It will allow better land use optimisation and the revitalization of surrounding areas. This shift will result in increased property values as developers can construct taller buildings with more units. Paya Lebar Airbase, almost five times the size of Toa Payoh town, is envisioned to evolve into a vibrant and sustainable new town. It will feature a commercial hub and create more job opportunities, amenities and residential housing.

The development of a new waterfront precinct at Kallang Basin, with substantial waterfront space, aims to create an appealing car-lite, community-centric, and sustainable residential area. Covering an 8.29-hectare site, it offers a unique opportunity for a master developer. To plan and phase the development by incorporating well-designed public spaces, lush landscaping, and greenery.

Future plans include the construction of potential barrages, reservoirs and land reclamation along the southeast coast from Marina East to Changi. The “Long Island” plan includes new housing developments integrated with coastal parks and recreational spaces. It is also conceived as a coastal protection strategy against rising sea levels since the 1991 Concept Plan.

A Long Awaited Residential in Katong

Tembusu Grand marks a significant residential development launch in Katong since Haig Court in 2004. Sitting on land zoned 2.8 plot ratio, this new launch enjoys an advantage as the pioneer in the area, with more residential projects planned nearby.

Developed by City Developments Limited and MCL Land, this new launch draws inspiration from Katong’s heritage, featuring lush landscaping reflecting the evergreen Tembusu tree. Comprising four residential buildings at 20 and 21-storey high. It offers a wide choice of 638 units ranging from 1 Bedroom + Study to 5 Bedroom types and two exclusive 5 Bedroom penthouses.
